Report a repair 24hrs a day through our dedicated online property portal. You can provide a description of the problem, attach photos, provide your availability for access, and submit your contact details. We use qualified, vetted tradespeople to offer a quick and reliable service. Major works may take longer to resolve however, our app will enable you to keep fully up to date and track the status of your repair.

The FAQs below will provide important information to help you in this process:
A £50 holding deposit is a payment taken to reserve a property that you wish to move into. This reservation fee is held whilst your paperwork is being signed and will be deducted from your first monthly rental payment. You must sign your tenancy agreement within the agreed timeframe (usually 14 days), or you may lose the holding deposit.
A security deposit is a refundable deposit paid to your landlord prior to moving in, to protect against any damage to the property or unpaid rent. This will be protected within a government approved tenancy deposit scheme (TDS) and be returned at the end of the tenancy. Any deductions for damages or unpaid rent must be agreed through the TDS prior to them being processed.
A guarantor is someone, an individual or institution, that agrees to pay the rent on behalf of a tenant in the event they have defaulted on their rental payments.
The guarantor must be a UK homeowner that can provide proof of annual earnings of at least 3x the annual rent.
If you do not have a guarantor, please speak to us as there are other insurance backed guarantor options available and we would be happy to help provide more information on this.
You will be asked to fill in an application form upon booking a viewing. This will provide us with some basic information to confirm your student status and requirements. You will need to bring your photo ID to prove your identity at the viewing.
Further instructions of what documents to provide for referencing and your tenancy sign up will be confirmed if you decide you would like to reserve the property.
Most homes are offered with a 52-week contract, 1st July to 30th June. However, some properties offer 44 and 42 weeks. Hall of residents may vary.
Yes, all properties come with white goods and furniture throughout. Each bedroom also has desks for private study.
The communal areas will be cleaned weekly by professional cleaners. The room you move into will be cleaned prior to your check in. Thereafter it will be your responsibility to keep your room clean and tidy during your tenancy.

At Notch Living we aim to make sure viewing and moving into one of our homes is as smooth as possible. We will provide as much information up front as we can to guide you through the tenancy sign up administrative process.

We will ask you to sign a Guarantor’s Agreement, and provide two forms of ID, one must include photographic identification (valid photo driving licence or passport).
You will also be asked to provide a utility bill dated within the last 3 months, mortgage statement dated within the last 12 months, or a council tax bill dated within the last 12 months.
As guarantor, you have agreed to a legally binding agreement to be responsible for correcting any breach of tenancy. This includes arrears of unpaid rent.
If the tenant(s) fail to meet their rental obligations, we can ask you to pay this instead. Failure to do so could risk being taken to court.
Most of our student accommodation is advertised with utility bills included. So, gas, electricity, water and broadband is covered via a single payment.
Full time students do not have to pay for council tax however they may still have to apply for an exemption and provide relevant documentation to the council to prove their student status.
It is important to us that properties are well maintained, safe and secure. Gas, electrical and fire safety certificates will be provided within the welcome pack along with a guide on how to report repairs.
The property will be cleaned prior to move in and a maintenance check will be carried out three times throughout the year to ensure any issues are picked up and dealt with as soon as possible.
